Long Island Baths
There are certain variables to consider when remodeling a bathroom. First is your plan of action. Are you going to leave it the same size? Are you leaving the ceiling? Are you rearranging the plumbing? Is it a total gut or just a spruce up? How luxurious or simple are you going with the fixtures and tile?
Let’s talk about the footprint of you bathroom. If you plan on making the bathroom bigger will it be using existing space in your home or will you be adding to the total square footage of your home? Either way it will most likely be a total gut and adding additional footage will be the more expensive option.
The ceiling can sometimes be vaulted with a sky light. These scenarios can only occur if you have an attic or roof above your bath. For example if you have a ranch style home chances are you will be able to do this. Vaulting your ceiling will dramatically increase the feeling of grandeur to your bath. A sky light will most likely accompany this option.
Keeping the plumbing in the same spot will greatly lower the final cost of your bathroom renovation. Usually moving plumbing around occurs when you’re totally rearranging the layout and size of your bath. Most bathrooms don’t need their plumbing relocated unless it was incorrectly located to begin with.
Total gut or spruce up? If your bathroom is more than fifteen years old and you notice signs of wear a total gut should be considered. Totally gutting the bathroom allows me to see how well the existing bath was built and any water leaks that may have damaged the framing. If you’re looking for a quick spruce up you can apply fiberglass type walls in the tub area, change the vanity, sink and faucet, change the toilet and shower body, change the doors and mouldings and add a fresh coat of paint and voila! You have a brand new bathroom. I only recommend this option if you know for sure there are no problems behind the walls.
What type of fixtures and tile will you use? The choices and combinations are endless. Luxurious fixtures although not necessary can add a certain ambience to any bathroom. Also the tile you choose can greatly affect the over all feel of your new bathroom. I find most clients prefer to see what’s on sale first then work their way into the regularly offered tile and fixtures.
